Three easy steps

From first call to a finished foundation

Getting started is simple. We will guide you through the choices and explain any information needed before installation.

01

Call, message or send the form

Tell Craig about the timber-frame building, approximate size and postcode. You do not need a finished specification to start.

02

Talk through the options

We discuss the site and suitable foundations, identify any supplier information needed and provide a clear written quotation.

03

Install and hand over

Our team marks out and installs the agreed foundation, with the required checks before the next stage of your project.

Foundation options for your timber-frame building

These are the methods worth assessing for this application. The structure, support plan and actual ground determine the right choice—not a one-size-fits-all specification.

Installed ground screws

Ground screws and an approved subframe

A designed screw-supported subframe can be suitable for lightweight timber-frame buildings and extensions. Product selection, support spacing and connections must be accepted for the loads and site. Heavier structures may need another engineered piling system rather than ordinary garden-building screws.

Concrete

Designed concrete foundations

Strip or trench-fill foundations, a designed raft, or individual concrete pads may be appropriate depending on the building and ground. We can quote the agreed concrete work, including access and spoil removal where specified. A generic garden slab is not a house-extension foundation design.

Worth considering for: Projects whose approved design calls for traditional foundations

Clear prices, agreed scope

A price for your project

Specialist foundations need a quotation matched to the structure, ground and installation scope. A generic garden-building price would not reliably represent this project. Call Craig with your idea and postcode to get started.

What matters for your timber-frame building

For a compatible design, ground screws provide individual supports beneath an approved timber or steel subframe. This can keep excavation localised and make a tight rear-garden site easier to manage. The screw positions follow the building’s load paths rather than a standard shed-base grid; a wide opening or heavy wall may change the support requirements.

A screw-only foundation needs no poured concrete to cure, offering useful flexibility when planning autumn and winter work. Wet or cold weather does not automatically prevent installation, but safe access, frozen ground, flooding and the actual soil still matter. We assess the conditions rather than promise installation in every kind of weather.

Ground screws can also support a lower-impact construction approach by reducing concrete use, excavated spoil and associated transport. That is a practical advantage, not a claim that steel foundations are carbon-free. The environmental comparison depends on the complete design, material quantities, transport and eventual disposal or reuse.

Smaller areas of excavation can help retain more of the established garden, vegetation and surrounding habitat. This can be useful near trees, but screws must not simply be driven through roots: protected trees, root protection areas and wildlife may need specialist advice and an agreed working method. Local preparation and service trenches can still produce spoil.

We also offer traditional concrete foundation work where specified. Our role is to install the agreed foundation package and coordinate with your builder; timber-frame manufacture, structural design and the completed extension are not automatically included. Start with a call, a location and an outline of what you want to build.

Support the actual building

Wall loads, roof spans, floor use and cladding influence the foundation design. Timber construction alone does not establish the required screw count or capacity.

Keep the programme moving year-round

With no concrete-curing stage, an accepted screw foundation can be handed over promptly for the frame. That reduces one source of weather-related delay without making the whole build weatherproof.

Less mess and garden disturbance

Localised supports can reduce digging, excavated spoil and concrete deliveries. We plan access and protection too, because machinery and associated groundwork still affect the site.

Connect old and new carefully

The designer needs to consider relative movement between the extension and existing house, including the floor junction and weatherproof connection.

Coordinate floor levels

Allow for the complete insulated floor build-up, threshold detail, damp protection and any required ventilation before setting support heights.

Understand the ground

Services, old footings, trees and variable soils can affect the layout. Investigation, trial installation or load testing may be needed to support the design.

Plan an orderly handover

Agree the foundation drawings, connections and inspection requirements with the building team before installation, then hand over the accepted supports for the frame.

When the design and ground are suitable

Why consider ground screws?

Year-round flexibility

A screw-only foundation avoids pouring and curing concrete, reducing one source of weather-related delays. Unsafe access, flooding, frozen or unsuitable ground can still mean postponing installation.

Less digging and mess

Localised supports can reduce excavation and spoil compared with extensive concrete foundations. Clearance, pre-drilling, service trenches and machinery access may still disturb the site.

A lower-impact approach

Using less concrete and moving less spoil can reduce material use and transport. Retaining vegetation may benefit habitats, but trees and wildlife still need protection. Steel manufacture and the full project design matter to any carbon comparison.

Before installation

Dimensions, approvals and responsibilities

We can speak directly with your timber-frame supplier or builder to define the foundation package. Clarify who provides engineering, investigations and building-control submissions, and who supplies and installs the supporting frame. These responsibilities should appear in the project scope, not be left until the building arrives.

House extensions and habitable buildings need the appropriate planning and building-regulations checks. Some extensions qualify for permitted development subject to limits and conditions; others require planning permission. Ground screws do not remove those obligations. Your designer or local authority can confirm the route for your property.

Installation follows the accepted structural detail and safe working plan. Any unexpected obstruction or unsuitable ground needs review before changing support positions. Trees, shared boundaries and nearby drains may introduce additional permissions or design constraints.

JustBases quotes the agreed foundation and groundwork. Product installation, specialist connections, commissioning and third-party design remain outside our scope unless the written quotation expressly includes them.

Timber Frame Extensions & Buildings FAQs

Yes, where the structural design and ground conditions support that solution. The engineer must check the complete load path from the building through the frame and screw connections into the soil. It is not enough simply to choose a screw because the extension is timber framed.
