What the foundation needs to do

Even a relatively small industrial unit can place high loads at its columns and across a trafficked floor. Frame reactions, door openings, drainage and internal plant all need to be reflected in the foundation design.

JustBases quotes for in-scope excavation, sub-base, reinforced concrete and related groundwork to an approved structural package. Design responsibility and statutory approvals remain clearly identified for each project.

Options, assessed properly

Suitable foundation methods

The methods below are possibilities to assess—not interchangeable specifications. We match the foundation to the product, loads, support points, ground and access.

Concrete

Concrete foundation

Reinforced pads, ground beams and floor slabs are installed to the engineer's drawings, including specified joints and local thickenings.

Often worth considering for: Permanent steel frames and operational floors

Ground screws

Ground screws and support frame

Engineered screw or helical systems can be considered for suitable modular or lightweight structures when designed and tested for the site.

Often worth considering for: Selected framed buildings where an approved piled solution is preferred

A written price for the approved detail

Specialist foundations are quoted from the actual product, support plan and site information. No VAT is added to the guide prices shown.

Dimensions, approvals and responsibilities

This is a designed commercial foundation, not an enlarged garden-building base. A coordinated package should identify geotechnical assumptions, frame reactions, reinforcement, drainage and service penetrations.

We will define exactly which parts JustBases supplies and which remain with the engineer, steelwork contractor and principal contractor before work starts.

JustBases quotes the agreed foundation and groundwork. Product installation, specialist connections, commissioning and third-party design remain outside our scope unless the written quotation expressly includes them.
